Luxury estate home in Saddlehorn Reno Nevada representing the established Southwest Reno neighborhood with large lots mature landscaping and mountain views

Living in Saddlehorn Reno Nevada: What It's Really Like

If you are looking for a luxury neighborhood in Southwest Reno that feels private and established without the drive, the gate process, or the golf membership requirement, Saddlehorn deserves a serious look.

This is a neighborhood of estate-style homes on large lots, mature landscaping, and a quiet that you do not expect given how close you are to everything. It sits lower in elevation than ArrowCreek and Montreux, which means you trade some of the dramatic hilltop views for convenience, and for a lot of buyers, that is exactly the right trade.

Shannon Comstock is a real estate agent in Reno, Nevada specializing in luxury homes and neighborhoods across Washoe County and Northern Nevada.

What Makes Saddlehorn Different from ArrowCreek and Montreux

Buyers who are considering Saddlehorn are often also looking at ArrowCreek or Montreux. Those are both exceptional communities, but the day-to-day experience is meaningfully different.

When you live in ArrowCreek, getting home takes a minute. You climb the hill, go through the gate, and wind your way to your front door. The views are spectacular and the amenities are world class, but you are up there. Montreux has that same mountain seclusion quality.

Saddlehorn is lower in elevation and closer to town. You are not winding up a hill to get home. Shopping, restaurants, schools, and medical services are all within a few minutes. You are giving up some of the elevation views and the resort-style amenities, but what you gain is convenience that is hard to put a number on until you are living it.

Saddlehorn is also not a golf course community. ArrowCreek and Montreux are both built around private golf. Saddlehorn is not, which means there is no required membership and the HOA is significantly less involved in daily life.

For context on how Saddlehorn fits within Reno's broader gated and luxury community landscape:Gated Communities in Reno and Washoe County: The Complete Guide

The Homes and the Neighborhood Feel

Saddlehorn was developed in the late 1980s and early 1990s by Jasick & Nichols, and it was designed from the beginning as a luxury community. The homes here are predominantly custom-built, showcasing a range of architectural styles from classic ranch designs to contemporary residences. Local architect Gail Ritchie designed many of the homes in the neighborhood.

The community spans over 800 acres with approximately 430 homes. Lots range from half an acre to over an acre, which gives Saddlehorn a spacious, uncrowded feel that newer developments rarely achieve. Many homes have gourmet kitchens, expansive outdoor living areas, and panoramic windows positioned to take advantage of the mountain and valley views.

The neighborhood is well-kept and quiet. Mature landscaping lines the streets and the common areas are carefully maintained. There is abundant wildlife throughout, and the rolling terrain gives many properties a sense of privacy even on lots that sit close to neighbors.

Saddlehorn is partially gated. If controlled access is a priority, that is worth discussing in detail before you focus your search here.

Parks, Trails, and Outdoor Life

One of Saddlehorn's strongest qualities is its access to outdoor space, and it starts right inside the community.

The 13-acre Saddlehorn community park has playgrounds, ball fields, courts, paved walking and jogging trails, horseshoe pits, pavilions, and BBQ areas. The community also includes 50 acres of open common area. On a nice day, residents are out on these trails constantly.

Beyond the community itself, Whites Creek Park and Thomas Creek Park are nearby. The Lower Thomas Creek Trail connects to the Mt. Rose wilderness, and Whites Creek Trail takes you all the way up to the Tahoe Rim Trail. These are not short nature walks. These are serious trails that outdoor enthusiasts use year round.

Galena Creek Regional Park is less than ten minutes away and offers some of the best hiking and biking trails in Reno, including Galena Trail, Jones Trail, and Whites Creek Trail. Galena Creek also has a fishing pond and multiple picnic areas.

Mt. Rose Ski Tahoe is approximately 20 minutes from Saddlehorn. Incline Village and Diamond Peak Ski Resort are about 30 minutes. For buyers who ski regularly, the proximity from Southwest Reno to the mountain is one of the most underappreciated advantages of living in this part of town.

Golf Near Saddlehorn

Saddlehorn itself is not a golf course community, but it sits between two excellent courses.

The Club at ArrowCreek is just down the road and offers private memberships with access to two 18-hole courses, a gym, a footgolf course, and outdoor pools. Membership is available to non-residents.

Wolf Run Golf Club is a public 18-hole course nearby and is the home course for the University of Nevada Reno golf teams. It has a newly renovated driving range and is open to everyone without a membership.

So if golf matters to you, you have both a private club option and a quality public option within a short drive without being required to join either.

Schools Near Saddlehorn

Saddlehorn is served by some of the most well-regarded public schools in the Reno area.

Hunsberger Elementary School is on ArrowCreek Parkway just north of the neighborhood. Herz Middle School opened directly across the street from Saddlehorn, giving middle schoolers an extremely convenient option. Galena High School is two miles away and has been open since 1992, offering a strong academic program including numerous advanced placement courses. It is home to the Galena Grizzlies.

Private school options are also close by. Sage Ridge School is a private intermediate school located next to Hunsberger Elementary. Bishop Manogue Catholic High School is another private option available nearby.

Shopping, Restaurants, and Daily Life

One of the things buyers discover quickly after moving to Saddlehorn is how well-served they are for daily errands.

Galena Junction Shopping Center is minutes away and includes a Raley's One, Truckee Bagel Company, and Bully's Sports Bar and Grill. For a bigger shopping day, the Summit Reno is one of the premier outdoor malls in Northern Nevada with 64 retailers including Apple, Lululemon, Williams Sonoma, Pottery Barn, and Dillard's. Restaurants at the Summit include Miguel's, Land Ocean, Skipolini's, Burger Me, and BJ's Restaurant and Brewhouse. There is also a movie theater on site.

South Meadows Promenade has a Sprouts Farmers Market along with Chipotle, Panda Express, Blaze Pizza, and Jersey Mike's. If you need more options, Smith's, Walmart, and WinCo are all within about ten minutes.

Tamarack Junction Casino is a local favorite for the steakhouse and is a much shorter drive than heading to downtown or Midtown for gaming.

Medical Services

St. Mary's Medical Center is just off Mt. Rose Highway, a couple of minutes from Saddlehorn, offering primary care, urgent care, and lab services. Renown Health, the largest medical provider in Reno, also has a primary care office at the Summit Center nearby. Between the two, most medical needs are covered within a very short drive.

What Homes Cost in Saddlehorn Right Now

Inventory in Saddlehorn is limited, which reflects how rarely homeowners choose to leave.

Based on current MLS data as of April 2026, active listings range from approximately $1.55 million to $2.5 million. Recent closed sales have averaged around $2.67 million, with most homes averaging over 4,000 square feet on lots of half an acre to nearly an acre.

The numbers reflect what the neighborhood is: large, custom, estate-quality homes in an established Southwest Reno location that buyers hold onto.

As I cover in my book,Selling Your Washoe County Home: The Secrets to Maximum Success, neighborhoods like Saddlehorn that combine lot size, custom construction, and location hold their value well over time precisely because they cannot be replicated by new development.

Who Saddlehorn Is a Great Fit For

Saddlehorn works well for buyers who want estate-style living in Southwest Reno without the elevation, the gate process, or the mandatory golf membership that come with ArrowCreek and Montreux.

It is a strong fit for families who want highly rated schools close by and a safe, quiet neighborhood with parks and trails built into the community. Outdoor enthusiasts who want quick access to serious hiking, skiing, and mountain recreation will feel at home here. And buyers who want privacy and space without being far from shopping, restaurants, and medical services will find Saddlehorn hits that balance well.

If you want to understand what today's luxury buyers are prioritizing across Washoe County:What Actually Attracts Luxury Buyers in Reno

Who Saddlehorn Is NOT a Great Fit For

Saddlehorn is not the right neighborhood for every buyer, and I would rather be direct about that.

If resort-style amenities are important to you, including a private clubhouse, pool, gym, and golf course steps from your front door, Saddlehorn does not offer that. ArrowCreek and Montreux are better suited for buyers who want that experience.

If dramatic elevation views looking out over the entire Truckee Meadows are a priority, the lower elevation of Saddlehorn means you will not get that same panoramic quality that the hilltop communities offer.

If you want a fully gated community throughout, Saddlehorn is only partially gated. Most of the neighborhood is open access.

And if brand new construction is important, Saddlehorn's homes were built primarily in the late 1980s and 1990s. Many have been beautifully updated, but this is an established neighborhood, not a new development.
