Mostly Flat, Buildable Land Near Mount Rose Ski Resort, No HOA

Mostly flat ground. Sewer at the street. Power meter installed. Zero HOA rules. You read that right.

Every buyer who's spent a season looking for land near Mount Rose Ski Resort runs into the same walls. The lot that photographs well from the road turns out to need extra site work before anyone can pour a foundation. The utilities that looked close on the map are actually a few hundred feet, and a real cost, away. This parcel skips both of those problems, and not by luck. Here's what's actually sitting on the ground, and why it matters more than most buyers realize until they've already written a check for the problem it solves.

The Problem With "Buildable" Land Near Mount Rose

Most of what gets listed as "buildable" on this mountain is anything but level. A retaining wall adds real cost to a build, and that number climbs further once the slope gets steep enough to need engineering and permits. That cost shows up before a buyer has done anything but grade the site.

This lot is mostly flat, with a small slope tucked at the back that doesn't touch the building area. It's roughly graded already. That single fact is why buyers keep circling back to it: the retaining wall expense that eats into so many other budgets on this mountain simply isn't part of the math here.

Sewer at the Street Means No Ejector Pump

Here's a cost most buyers don't think to ask about until a contractor brings it up. On a sloped lot, wastewater has to be pumped uphill to reach the sewer line, and that requires a sewage ejector pump system, which adds real installation cost and an ongoing monthly electric draw to run it.

Because this lot is mostly flat and sewer already runs to the street, none of that applies. Waste flows downhill the way it's supposed to. No ejector pump, no pump maintenance, no monthly electric draw for a system that only exists to fight gravity. Power is already on the property too, with a meter installed, which leaves a well as the only utility a buyer still needs to bring online, same as almost every other lot in this part of the county.

Flat ground and sewer at the street sound like small details until you price out what they're saving you.

A Fire Hydrant Across the Street Changes Your Insurance Conversation

Insurers rate rural properties using something called a Protection Class, and hydrant proximity is one of the biggest factors in that number. Homes within 1,000 feet of a hydrant qualify for a materially better rating than homes without one nearby, and a better rating means a lower premium before a single quote gets pulled.

A fire hydrant sits directly across the street from this lot. That's not a lifestyle detail. It's a number on an insurance worksheet that most buyers on this mountain don't get to write in their favor.

No HOA, Views on Both Sides

There's no HOA here, no association, no dues, no board voting on your fence color. The property does carry recorded CC&Rs, so buyers should request and review that document during due diligence, but there's no association enforcing day-to-day rules the way an HOA would.

What's rarer still is the view corridor. Valley views open on one side of the lot. Sky Tavern sits directly across the street on the other. Most parcels on this mountain give a buyer one view or the other. This one gives both, along with two sheds already on site for storage or a workshop, and it backs up to forest.

Location: Between Reno and Lake Tahoe, Off Mount Rose Highway

The lot sits right off Mount Rose Highway, positioned between Reno and Incline Village. Mount Rose Ski Resort is five minutes out. Summit in South Reno is minutes away for shopping. Incline Village and its own shopping and lake access sit close by. The Reno-Tahoe International Airport is approximately 20 miles out, close enough for a full-time resident to fly commercial without a half-day drive to get there.

The road in is paved, which matters more in February than it does the day of a showing. No dirt road to fight through snow, no seasonal access gap that turns a weekend cabin into a summer-only property.

Is This Lot Right for You?

This parcel fits a specific kind of buyer, not everyone shopping this corridor.

It's a strong fit if you want to build without an HOA looking over your shoulder, and you'd rather spend your budget on the house than on grading and utility extensions before you've broken ground.

It's a strong fit if you already drive up from California or the Bay Area to ski Mount Rose and you're tired of renting a hotel room for a mountain you could own a piece of instead.

It's a strong fit if you want to live here full time and commute to Reno, Carson City, or Incline Village, since the paved road and the five-minute drive to Mount Rose work the same in July as they do in January.

It's a weaker fit if you're looking for a finished, move-in-ready home rather than a lot to build on, or if you need immediate utility connections without any additional cost, since a well still needs to be drilled here as it does on nearly every other parcel in this part of the county.

How to Move on This Lot

Request the house plans and plot map. The current owner already has house plans drawn up for this site and is willing to share them with a serious buyer, a real head start on both timeline and architect fees.

Get a well-cost quote. Since the well is the one utility left to bring online, having a real quote in hand before you make an offer removes the biggest unknown in the whole process.

Confirm zoning and setbacks with Washoe County. The parcel is zoned MDS, confirmed through the county assessor, and matches the zoning on neighboring parcels along the same street.

Schedule a walk of the lot. Numbers and photos only carry a buyer so far on land. Standing on the flat section, looking one direction at the valley and the other at Sky Tavern, tends to close the gap fast.
